Closing Disclosure
A five-page form with the final terms and costs of your mortgage, which the lender must give you at least three business days before closing.
The Closing Disclosure lists your final interest rate, monthly payment, closing costs and cash to close. The three-day window gives you time to compare it with your Loan Estimate and ask questions.
If a fee rose more than the rules allow without a change in circumstances, you are owed a refund of the extra.
Example
If your Loan Estimate said $9,816 in closing costs, check that the Closing Disclosure total matches, and ask about any line that changed.
