Closing costs

The fees and prepaid bills you pay to get a mortgage and transfer a home, on top of the down payment.

Closing costs include the lender's origination charges, any points, third-party services like the appraisal and title insurance, government recording fees and transfer taxes, and prepaid items such as interest, insurance and an initial escrow deposit.

They vary by lender and by state. Your Loan Estimate lists each one, and your Closing Disclosure shows the final figures at least three business days before closing.

Example

$9,816 of closing costs plus a $35,000 down payment means $44,816 cash to close.
