Conforming loan limit
The largest mortgage that Fannie Mae and Freddie Mac can buy, set each year by the FHFA.
Most US mortgages are sold to Fannie Mae or Freddie Mac after closing. Loans at or below the conforming limit qualify. The Federal Housing Finance Agency updates the limit every year, and it is higher in high-cost areas.
Loans above the limit are often called jumbo loans. They may come with different rates, down payment rules and credit requirements.
Example
In 2026, the limit for a one-unit home in most of the US is $832,750.
